Enjoy breathtaking views of Byers Peak from this spacious 5-bedroom + loft, 4.5-bath home on 1.1 acres in Fraser, conveniently close to town amenities, the ski area and the bus route. Floor-to-ceiling windows, high ceilings and an open living, dining and kitchen area give you plenty of space for the whole group.

THE HOME
Main level: The entry opens straight into the living, dining and kitchen area. The living room has a TV, a large sofa and access to a large deck that wraps around the living room to the front entry, with a generous outdoor dining area - perfect for gatherings. The updated kitchen has cherry cabinets, granite countertops and a dining table for 8, with a door out to a smaller balcony with the propane BBQ grill. Half bath in the hallway.

Primary suite: Turn right as you come in and a few steps take you up to the primary bedroom with a king bed, jetted tub, shower, walk-in closet and large windows with scenic views.

Loft: Stairs on the way to the kitchen lead up to the loft bedroom with a king bed and en-suite bathroom.

Lower level: Just before the kitchen, stairs lead down to four bedrooms and two bathrooms:
- Bedroom with two twin beds
- Bedroom with a king bed, walk-in closet and a door out to the hot tub, next to a hall bathroom
- Bedroom with a full-over-full bunk bed
- Bedroom with a twin-over-twin bunk bed
- Full hall bathroom between the two bunk rooms

Hot tub: The private hot tub sits under the deck in front of the living room and can be reached from the lower-level king bedroom or from outside.

Laundry room: Guests are kindly asked to bring their own detergent.

EXTRA GUEST FEE
The nightly rate is based on up to 8 guests, so smaller groups aren't paying for a full house. For groups of 9 or more, a fee of $15 per additional guest per night applies. It covers the extra linens, towels and supplies, plus additional hot tub servicing, and will be added when we confirm your reservation.

GETTING AROUND
Winter Park Resort is about 7 miles away, and the FREE resort shuttle drops you at the base village for skiing, snowboarding, mountain biking, snow tubing, hiking, ice skating, shopping, dining and entertainment year-round.

The Grand Park Rec Center, 2.9 miles away, has several swimming pools, a waterslide, a full gym with indoor track, a huge climbing wall, a gymnasium and a children's playground. Next door, The Foundry offers bowling, a movie theater and a brick-oven pizza bar.

GOOD TO KNOW
• Bedding: This property uses the Triple Sheet Method. Two sheets encase the comforter and are washed between every guest for an extra-clean sleep.
• Parking: Free parking for 2 vehicles in the oversized heated garage, which also has room to store bicycles.
• Smoking: No smoking is allowed anywhere on the property, including the deck and balcony.
• Fire restrictions: We strongly encourage guests traveling to Grand County to keep up with the latest updates on fire restrictions in our area. Open fires are not allowed on the property. Use of the propane BBQ is allowed.

  Overall we had a good time at this house. The interior was more dated than the pictures showed. The loft was basically unusable because there was no air conditioning and no amount of fans cooled it down. (Mid June) The ceilings up there were too low for most of the adults in our group as well- I know we're a pretty tall bunch but my 10 year old daughter even had to duck to get in the loft shower. The lack of AC was fine for the rest of the house because you could open windows and get a nice cross breeze.
  The beds were all nice. There was one bunk that the trundle stuck and the rail was a little wobbly - not enough that I felt unsafe letting the 6 year old sleep up there.
  There were a few areas though that could have been cleaned better, bugs in corners, dust on shelves. But the kitchen here was the most well stocked of pretty much any VRBO we have rented. That was wonderful as we do cook many meals because of celiac in the group.
  The host was pleasant when we were in contact. They did ask if they could send someone out to mow one day while we were there and I really appreciated the ask. I'd recommend if starting in the area.

  This rental was nice. Large property. Great wrap around deck, hot tub, kitchen was big and well stocked with pans, pot, silverware. The place needs a bit of refresh with carpets, etc. But we enjoyed it.

  This is an excellent option for large groups, those traveling with older kids, and groups for ski vacations. WP Lift picks up at the end of the block, which makes getting to the slopes easy. Yes, the furnishings and house are dated and worn, but you have everything needed: a well-stocked kitchen. It is not a luxury rental by any means, but it is perfect if you need several bedrooms, want to cook dinners for large groups, and even need space from those you are vacationing with! The property management group was very responsive to all our questions.

  We had a large group and this house was a perfect size. The location was close enough to Winter Park but also far enough away. There were walking/biking trails close as well. The house was clean and organized. The only thing we needed to replace were paper towel as we only had one extra roll. My suggestion would be to also provide a cleaning product that is approved to be used in and around the kitchen, and provide more trash bags for the kitchen trash can. Thanks for a great stay!

(understand that crew only left 1 spare) and we normally also leave about 10 extra trash bags.. In future, if you run out of supplies, please reach out to us and we can have a staffer send up what you need. We are glad that you found house clean & organized - but more happy that you enjoyed your stay & that you were happy with the location you picked.   this was a great place for our family. spacious, hot tub was a hit. The Lift/bus to Winter Park was convenient. A few suggestions: more plastic dishware and less glass. More cooking pots. We had some issues with power shortage in rooms but overall it was comfortable, spacious, great location and a great house for a big family.

  The property is in a great location near Winter Park, Fraser Tubing, Granby Ranch and Grand Adventure Park. Supermarket and town very close and on the Lift Shuttle Route. The house was very clean and plenty of room to spread out, great water pressure. I do suggest 4 wheel drive during the winter months for the uphill driveway. lower bedrooms could use new mattresses we used extra bedding and quilts to pad them. living room could use extra seating for such a big home. With all that being said, I would stay here again and again. Great memories and checks off our bucket list. The views are spectacular.

  Great weekend in Fraser! Very close to Winter Park town and ski resort. Large new hot tub. Big kitchen and comfortable living area. Plenty of bedrooms in the house and the master bedroom is amazing. Highly recommend.
